This means being clear and up front with the costs involved of our services. We have nothing to hide, here is a detail of our service plan for you, including our segmented services for those of you that want to custom design your own plan.
At Aedis Realty Ltd., we understand that not everybody is interested in the traditional, full service Real Estate sales model of full representation. While we excel at these full services, we also offer the following segmented services so that you, if you wish, can pick and choose what help you need from us. Down the road, if you want to reconsider and have us completely take over – we’d be happy to. If you do, our listing commission will reflect what you’ve already invested.
Services and Fees
This is the best start. Get a professional valuation on your home by our sister organization, Aedis Appraisals, then you will know how to price it and the appraisal will arm you for negotiations. The report will also review all the competing properties in the area and recommend a list price.
We will send one of our professional photographer partners to take up to 20 of the best possible pictures of your home, as this is your #1 tool for attracting traffic.
Mere Posting on MLS
Thanks to the Canadian Real Estate Association and the Commissioner of Competition’s consent order in 2010, you can pay to post your listing on the MLS, and Aedis Realty is happy to help! This will get your property listed up and running on the MLS for any period of time you desire, up to 6 months. This fee includes having one of our agents inspect your property, measure the home and inventory its components, such as finish, rooms, mechanical and more. We then will publish the data on the MLS along to ensure your property shows its best. When you get an offer, we promise to be on hand to help advise you as to the best strategy for negotiating that deal so that your best interests are represented.
* Note, when sold and upon closing there is an additional $725 administration fee to process the sale documentation.

Never had an open house before, you may be apprehensive about all those strangers going through your personal residence? Relax! We’ll do the heavy lifting for you. Simply let us know when you want to open house and we’ll ensure that a licensed Realtor is present beforehand to set up, during the open house to manage the crowds and afterwards to discuss with you, the results. You will also a get a formal, printed report on the activity outlining who was interested (and their level of interest) and a recommended strategy for going forward. At $399 for two, it may be all you need!
Anytime you need, with enough notice, Aedis Realty will cover a showing appointment for you. Or, if you need a break or are going out of town, we can take the call, arrange and conduct the showings in that period.

To ensure that the prospective buyers don’t forget the features and qualities of your home, Aedis Realty will design and produce a full colour booklet showcasing your property, complete with photographs and floorplan.

Do you live in a strata? Buyers will want to obtain strata minutes, rules, bylaws, engineering studies, Form B and more. If this is confusing or an ordeal for you, so let us take care of it. We’ll gather all the pertinent information for you and scan it into an orderly, labeled file system. We will then email it and/or post it on your website so you can easily make it obtainable to buyers. Want an even easier method? Buy 25 flash drives and we’ll load them up with the data so all you have to do is simply hand them over to the interested party.
We can set up your properties very own website so that you can direct interested parties there with your favorite promotion, whether it be social media, craigslist, business cards or brochures. The website will showcase all the salient features of the property as well as show prospective buyers its location and price. If you need the site updated, the noted price includes maintenance over a period of six months.
If you wish to have a detailed layout of your home to show to publish on your MLS listing, website or other marketing material, we will have one of our partners create an informative and accurate floor plan to show prospective buyers either before or after they’ve seen the home. With our furniture arrangement tool, they’ll be able to play house and imagine how they’re going to live there!
If pictures don’t just quite do it for your palace, get our own custom virtual tour. We’ll make a 2 minute video of your property so that all the rooms, features and views can be captured as if the viewer was in the home. This will be sure to wow potential buyers and if they call you, you can bet they like what they see!
